Housing Loans in Mexico: Options for Nationals and Foreigners
Access to housing is one of the primary needs of the population in Mexico, and worldwide. To meet this
demand, there are various credit options available for both Mexican citizens and foreigners. These
financing options allow individuals to purchase, remodel, or build a home in the country, making it easier
to secure their own property.
Loans for Mexicans
In Mexico, the main credit institutions for housing are Infonavit and Fovissste. Both organizations offer
loans to workers affiliated with the Mexican Social Security Institute (IMSS) and the public sector,
respectively. These loans provide an accessible option with favorable conditions for regularly contributing
workers.
In addition to these institutions, banks and other private financial entities like BBVA, Banorte, and
Santander, among others, offer mortgage loans. These options are generally aimed at Mexicans with
formal employment and a demonstrated ability to pay through their credit history. Banks usually offer
competitive interest rates, payment terms of up to 30 years, and different modalities such as loans for
purchasing, building, or improving housing. The current landscape is even more favorable.
An important aspect is the possibility for Mexicans living abroad, particularly in the United States, to also
access mortgage loans in Mexico. Various financial institutions have developed specialized products to
serve this population. Infonavit offers the “Infonavit Sin Fronteras” program, which allows workers who
contribute in Mexico but reside abroad to use their savings and apply for a loan to purchase a home.
On the other hand, banks like BBVA and Banorte also offer financing schemes for Mexicans abroad, as
long as they can demonstrate stable income and financial solvency. These programs are attractive for
those seeking to acquire property in their home country with the intention of returning or as an
investment. Even if you live abroad and earn income outside your country, if your financial behavior is
acceptable, you can obtain credit and buy property in Mexico.
Loans for Foreigners in Mexico
Mexico is an attractive destination for many foreigners looking to invest in property, whether for residence
or as part of a real estate investment. Foreigners residing in Mexico can access mortgage loans through
banks or financial institutions, as long as they meet certain requirements, such as having temporary or
permanent residency and a verifiable income source in the country.
Banking institutions like HSBC, Scotiabank, and BBVA offer mortgage loans to foreigners with terms and
rates similar to those for nationals, although the requirements may sometimes be stricter, requiring a
higher down payment or additional guarantees.
The mortgage market in Mexico is broad and offers options for various situations: from nationals living in
the country, Mexicans abroad, to foreigners looking to settle or invest in Mexican territory. It’s important to
compare different offers and consider factors such as interest rates, payment terms, and fees before
making a decision, always considering one’s financial capacity.
